Topping out ceremony celebrated!

Together with the general contractor WRS Energie- u. Baumanagement, the topping-out ceremony was held at the end of January for the new student residence being built on the Neu Marx site in Vienna's third district. 

The student residence with 418 single- and double rooms will be ready for occupancy at the beginning of the upcoming winter semester 2024. The 48 serviced apartments as well as retail and office space will also be completed in the first quarter of 2025. All residential units will be fully furnished. The building will also feature several fitness, music and multi-purpose rooms, as well as a large terrace for tenants' use. 

"The concept of the student residence at the Neu Marx site reflects the modern and flexible lifestyle of young students.

Whether it is the serviced apartments for short-term tenants, the office space on the upper floors or the planned shops on the ground floor - the entire mix of different usage options is aimed at optimally meeting the needs of future tenants," says Karl-Maria Pfeffer, CEO of RPHI.

With this project, RPHI is setting new standards in terms of sustainability. The heating and cooling concept for the property operates without any fossil fuel emissions and is realised through the use of groundwater, heat pumps, a roof-mounted photovoltaic system and the activation of building components. In this way, RPHI is underlining its pioneering role in structural climate protection measures. The project complies with the EU taxonomy recommendations and, as with all RPHI new-build projects since 2011, the aim is to achieve at least gold certification from the Austrian Sustainable Building Council (ÖGNI).

WRS Energie- und Baumanagement GmbH is the general contractor and the general planning was carried out by Viennese architects Burtscher - Durig ZT GmbH. The experienced operator MILESTONE will be responsible for the successful operation of the student residence.

RPHI is also currently building the "European Handball House", the new headquarters of the European Handball Federation, on the Neu Marx site in the immediate vicinity of the student residence. Both projects are part of the "Stadtquartier@WienArena", which will comprise a total of 50,000 m² in five construction phases and will be built in the immediate vicinity of the new Vienna Arena by the end of the decade.

RPHI is building a new hall of residence for students with 418 single and double rooms in Neu Marx

In addition, 40 serviced flats as well as shops and office space are planned for the site.

Work on the Neu Marx site in Vienna's third district has already been underway since January 2023, as a new nine-storey building with 418 single and double rooms, 40 serviced flats as well as shop and office space is to be built here by the winter semester of 2024/25. All residential units will be rented out fully furnished and are thus a comfortable and, above all, easy way to gain a foothold in the megacity of Vienna. In addition, several fitness, music and multi-purpose rooms as well as a large terrace can be used.

"Every year, thousands of young people from all over the world decide to study in Vienna and the demand for high-quality living space is therefore particularly high among students. With this new offer in a prime location, we want to make living and studying in Vienna easier and are pleased that we have also found the right project partners to realise this vision," says Karl-Maria Pfeffer, CEO of RPHI, which is acting as project developer.

During project development, special attention was paid to a sustainable overall concept with socio-cultural added value, energy-efficient construction and economically and ecologically sustainable use. Thermal component activation creates a particularly pleasant working and indoor climate. The PV system planned on the roof will reduce the running costs.

The general planning for the project was carried out by the renowned Viennese architectural firm Burtscher Durig ZT GmbH. WRS Energie- und Baumanagement GmbH is acting as general contractor. MILESTONE Operations GmbH, which is already successfully operating at three locations in Vienna, was commissioned with the operation of the dormitory.

In the trendy district of Neu Marx in Vienna's 3rd district, RPHI is realizing a modern urban quarter. The so-called "Stadtquartier@WienArena" combines different areas (living, working, living), which will be realized in several project phases. Student residence is part of this.

The location

Thanks to excellent public transport connections, Neu Marx offers the opportunity to reach the city center as well as the main train station or airport in no time at all. The "Erdberger Stadtwildnis" nature reserve and the Robert-Hochner-Park offer recreation in the immediate vicinity. The Vienna Prater, Vienna's green lung, can be reached by bike in just ten minutes via the Anton-Kuh-Weg foot- and cycle path.

Neu Marx

The Neu Marx area in Vienna's third district offers a location for tomorrow's industries not far from the city centre. More than 7,000 people already work here in over 100 companies and institutions specialising in media, creative industries, research, technology, art, culture and entertainment.

A vibrant, urban neighbourhood of modern apartments and park-like green spaces is growing, blending harmoniously with historic brick buildings that house great restaurants and the Marx Halle. From 2021, Neu Marx is also home to the new University of Biology. Around 15,000 people will live and work in Neu Marx in the future. The construction of the so-called Wien Holding Arena for 20,000 visitors will make the district even more attractive and vibrant.
